To Villa Owners
Dear Villa Owners,
When you are keen to sell your property, you may face a small problem with what to do. There are two ways in selling your property: ‘open’ sale or ‘exclusive’ sale. Both have benefits and consequences.
1. You or your representative may openly tell everybody or your friend or every agent you meet that your villa is for sale. The benefit is people knows it quickly and take a part on the job with expectation to get the commission. The villa can potentially be sold quickly. But, you have to face a fact that you will be busy in receiving guests. In case your villa is busy with guest, this method could be a serious boomerang because your staff will potentially lose their working mood.
2. You may select some good agents only. You do not lock yourself with an exclusive agent but you just minimize number of agents. This is good as you can control everything.
3. You may select one exclusive agent to promote the villa. This is good because the agent will take all the job exclusively. The problem is you lose your freedom in selling your own property.
Based on our experience, if the villa is small and does not expect income from rental, the owners will choose the first method. If the villa is great on rental, they will choose the second. Recently almost all owners avoid the third option.
